Reading the building

Patterns that point somewhere

One fixture misbehaving is a fixture. The same complaint arriving from several places, or on a schedule, is the building telling you where to look, and it is the most useful thing to describe on the call.

01

Several fixtures slow down together

What it points to: The restriction is downstream of all of them, in a shared branch or the building drain. Clearing one fixture will not fix it.

02

The same drain is cleared every few weeks

What it points to: A cable is punching a hole through buildup that rebuilds. Jetting removes it from the pipe wall; a camera shows whether a defect is catching it.

03

Water rises in a floor drain when a fixture upstream runs

What it points to: The line beyond that floor drain is restricted, so water takes the lowest way out. Floor drains are the warning light of a building drain.

04

Sewer odor near a cleanout or in a lower level

What it points to: A dry trap, a missing cleanout cap, or a break in the line. The odor location narrows which.

05

Gurgling in restrooms when the kitchen drains

What it points to: Air is being pulled through traps by a restricted or poorly vented line. The fixtures share more of the drain than the floor plan suggests.

Seeing more than one of these?

Say which ones on the call. Two patterns together narrow the cause faster than either alone.

What is in these buildings

The equipment and materials, and what decides between them

Cast iron building drains

Older Mesa commercial buildings carry cast iron that scales and corrodes from the inside, narrowing the bore long before it leaks.

PVC and ABS replacements

Plastic drain lines resist scale and corrosion, but joints and bellies in the line still catch grease and debris.

Clay and concrete laterals

Older laterals have joints roots can find. Lining or replacement depends on how many defects the camera finds along the run.

The sequence

How a commercial visit runs

  1. Step 1

    Map the affected fixtures

Which drains are slow, which are fine, and where the cleanouts are. That pattern points at the restriction before any equipment comes out.

  2. Step 2

    Open the line

Clear or jet from the nearest cleanout so the property can operate again, chosen by what the line is carrying.

  3. Step 3

    Inspect when it repeats

A camera records the distance, depth and cause of a recurring problem, so a repair is scoped on footage rather than a guess.

  4. Step 4

    Repair and verify

Repair the defined defect, then run water and re-inspect to confirm the line drains as it should.

Worth knowing before you call

The details behind the scope

Commercial drain and sewer work in Mesa is performed by JB Water & Air under Arizona ROC #260511, CR-77. The company is open 24 hours a day, 7 days a week; timing is settled on the call.

One blocked fixture, or a building drain

The first question on any commercial drain call is how many fixtures are affected and how they relate. One slow sink is that sink's trap or branch. Several fixtures slowing together means the restriction is downstream of all of them, in a branch they share or in the building drain under the slab. How to tell whether the main line is clogged describes the pattern to look for.

Floor drains are the most useful warning in a commercial building. When water rises in a floor drain while a fixture upstream runs, the line past that floor drain is restricted and the water is taking the lowest exit. That is the moment to call, before the next exit is a restroom floor.

Why clearing alone keeps failing

A cable machine opens a line by punching through the blockage. That restores flow, and it leaves most of the buildup on the pipe wall, where it catches the next load. Lines that carry grease, scale or soft roots rebuild quickly after cabling. Hydro jetting scours the wall with high-pressure water, which is why it holds longer on those lines.

When a drain keeps coming back, a camera is the cheapest next step. Sewer camera inspection records exactly how far along the line the problem sits, how deep, and what it is: a belly holding water, an offset joint catching paper, roots at a joint, or cast iron that has scaled down to half its bore. A repair scoped from footage is a repair scoped once.

Repair without opening the parking lot

Commercial laterals often run under parking lots, landscaping and finished floors. Where the camera shows a defined defect, a section repair may be enough. Where defects repeat along the run, trenchless sewer repair can sometimes rehabilitate the line without excavating its full length. Whether it fits depends on the pipe's condition, its diameter and its bends, which the camera answers.

Restaurants and grease

Kitchen lines carry fats, oils and grease that congeal as they cool. Mesa requires interceptors where the City deems them necessary, and requires the owner to keep them working and to keep cleaning records on site. Interceptor pumping is a hauler's job. Keeping the lines into and out of the interceptor clear is plumbing work, and the restaurants page covers how a kitchen's drains are planned around service.

Questions people ask

Drain & Sewer, answered plainly

How often should commercial drains be cleaned?

It depends on what the drain carries. Kitchen lines in a restaurant may need jetting on a regular interval, while an office restroom branch may go years. The right interval is set from the repair history. How often drains need professional cleaning covers how that is decided.

Is hydro jetting safe for older pipes?

Usually, at the right pressure and with a camera inspection first on older or fragile lines. Jetting badly deteriorated cast iron or clay can do damage, which is one reason the camera often comes before the jetter.

Does JB pump grease interceptors?

No. Interceptor pumping is done by a licensed hauler. JB clears and jets the kitchen lines that feed the interceptor and the line that leaves it, and can camera-inspect them when backups repeat.

Who is responsible for the sewer line outside a commercial building?

Generally the property owner is responsible for the building drain and the lateral out to the connection with the public sewer main. The city owns the main. Lease terms can shift responsibility between owner and tenant.

How do we request commercial drain service?

Call (480) 969-3193. Say whether sewage is backing up, which fixtures are affected, and where the cleanouts are. If the business must stay open, say so, so the work can be planned around it.

Tell us which drains are backing up

Say which fixtures are affected, whether it is one or several, and how often it has happened. Call, or send the details and the team will call back.
