The building systems, and where the dental equipment begins

A dental practice runs on two layers of equipment: the building's plumbing and HVAC, and the specialist dental systems connected to it. Knowing where one stops and the other starts gets the right technician to the problem the first time.

What JB handlesPoint-of-use reverse osmosis and the plumbing to the sterilization area.
Worth knowingMany tabletop sterilizers call for distilled or similarly purified water. Follow the manufacturer's instructions.

Worth knowingSteady handwashing all day is a demand pattern, not a light load.

Reading the building

Patterns that point somewhere

One fixture misbehaving is a fixture. The same complaint arriving from several places, or on a schedule, is the building telling you where to look, and it is the most useful thing to describe on the call.

01

An operatory sink drains slowly or gurgles

What it points to: A restriction in that room's branch, or a shared line slowing several rooms. Which rooms are affected tells which.

02

Hot water at the sterilization sink takes too long

What it points to: Distance from the heater without recirculation, or a heater that cannot keep up with all-day handwashing.

03

Operatories run warm in the afternoon

What it points to: Lights, equipment and people add heat. Zoning or airflow to those rooms may not match the load.

04

Scale builds on faucets and in equipment water

What it points to: Mesa's hard water. Point-of-use treatment may be needed where equipment specifies purified water.

The sequence

How a commercial visit runs

  1. Step 1

    Separate building from dental equipment

Confirm whether the problem is in the building plumbing or HVAC, or in equipment your dealer services.

  2. Step 2

    Schedule around patients

Work that takes a room offline is planned for before opening, lunch or after close.

  3. Step 3

    Repair and verify

Fix the plumbing or HVAC fault and test that the room is ready for patients.

  4. Step 4

    Document for the practice

What was done and tested, kept for the practice's records.

Worth knowing before you call

The details behind the scope

A dental practice runs on two layers of equipment. One is the building: sinks, drains, water heaters, water supply and the HVAC that keeps operatories comfortable. The other is the dental equipment connected to it: chairs, delivery units, vacuum and compressed air, and the amalgam separator. JB Water & Air handles the first layer under Arizona ROC #260511, CR-77, for plumbing and ROC #341937, CR-39, for air conditioning, and coordinates with your dealer on the second.

Where the building ends and the dental equipment begins

Getting the right technician to the problem the first time starts with knowing which layer failed. A slow drain at an operatory sink is plumbing. A weak vacuum at the chair is dental equipment. A sterilizer fault is the manufacturer's or dealer's, but the sink, drain and water supply in the sterilization area are plumbing. The table on this page sets out the usual split.

JB does not install or service medical gas, dental vacuum or dental compressed air. Those systems require specialty installers and certifications, and saying so plainly is part of getting the right person to the job.

Amalgam separators and the drain

Under EPA rules in 40 CFR Part 441, most dental offices that place or remove amalgam must operate an amalgam separator and maintain it. The separator is usually supplied and serviced by the dealer. The building drain it discharges into is plumbing, and if it runs slow or backs up, the commercial drain and sewer page covers how it is cleared and inspected.

Water for sterilizers and equipment

Mesa's water is hard, typically 12 to 22 grains per gallon according to the City of Mesa, and many tabletop sterilizers call for distilled or similarly purified water. The manufacturer's instructions decide what is acceptable. JB Water & Air's licensed entity is J B Sales & Water Distillers LLC, and purified water has been part of the business since it began. Reverse osmosis vs distillation explains how the two methods differ, and a point-of-use reverse osmosis system is one option to discuss against the specification.

Comfort in the operatory

Operatories run warm. Overhead lights, equipment and two or three people in a small room add heat that the waiting room never sees. A practice with one thermostat for the whole suite often has cold reception and warm operatories. Zoning, airflow balancing or an added unit can fix that. The commercial HVAC page covers rooftop and split equipment, and commercial water heaters covers the all-day handwashing load a practice puts on its hot water.

Questions people ask

Dentist Offices, answered plainly

Does JB install amalgam separators?

Amalgam separators are typically installed and maintained by your dental equipment dealer. JB handles the building drain they discharge to, and can clear or camera-inspect it. EPA rules under 40 CFR Part 441 require most dental offices that place or remove amalgam to operate a separator.

Does JB service dental vacuum, compressed air or medical gas?

No. Those systems require specialty installers and certifications. JB works on the building plumbing and HVAC around them and coordinates with the specialist where systems meet.

What water should a sterilizer use?

Follow the sterilizer manufacturer's instructions. Many tabletop sterilizers call for distilled or similarly purified water. A point-of-use reverse osmosis system is one way to produce purified water on site, if it meets the manufacturer's specification.

Can plumbing work be done without canceling patients?

Usually. Work that isolates one room can happen while other rooms run. Work that needs water off to the suite is scheduled before opening or after close.

How do we request service for a dental office?
